L'Empire State Building was not born to be green, yet it happened! It was built to symbolize the power of New York City and today it has become a model of "spontaneous " energy efficiency. A series of jobs have drastically reduced the energy waste allowing an economic saving of 2.4 million dollars in the first year alone. In the next few years, when plans for energy efficiency, L'Empire State Building will reduce its energy consumption by 40% which translated into dollars means a savings of about 4.4 million per year.

A building can waste up to 80% of energy due to inadequate HVAC systems, improper insulation, leaks and inefficient lighting. As a good capitalist, Malking Holding didn't want to throw money away, so he signed a deal with Johnson Controls, an energy services company that guaranteed him energy savings of at least 20% for the first 15 years. There Johnson Controls proposed an agreement similar to the classic "Money Back Guarantee", If theenergy efficiency had not guaranteed the due economic savings, the company would pay the difference.
The team of Johnson Controls considered 60 possible strategies. Finally, it chose 8 projects to drastically cut energy waste from theEmpire State Building. The building has 6,514 windows, replacing them all meant spending $ 20 million. The solution was more cumbersome but also more effective: the windows were rebuilt on site, reusing the same glass and the same trim frame but with the addition of an insulating film.
